Job Title: Building Engineer I  

JOB SUMMARY

Responsible for the efficient and effective operation and maintenance of the building mechanical, electrical, plumbing, and fire/life safety equipment and systems, including the performance of repairs.  Assists in identifying and implementing energy conservation measures (ECMs).  This role reports to the Chief Engineer.

ESSENTIAL JOB FUNCTIONS

  • Ensures the efficient and effective operation of all building HVAC, electrical, plumbing, and fire/life safety (MEPFP) equipment and systems by (1) performing timely maintenance on them, (2) troubleshooting and repairing as necessary, and (3) optimizing their use through building automation systems.
  • Oversees third-party MEPFP and other service vendors.
  • Procures supplies and equipment.
  • Strives to improve operations and identify and implement ECMs.
  • Fulfills tenant service requests with the goal of eliminating recurring problems.
  • Inspects common areas, vacant spaces, and grounds to assess maintenance deficiencies.
  • Complies with safety and environmental regulations, specifically hazardous communications program, and lockout-tagout programs.
  • Assists Chief Engineer with planning and executing capital repairs.
  • Assist Property Managers and Chief Engineer in developing annual budgets for operating expense and capital projects.
  • Assist Asset Management and Acquisitions/Dispositions Teams as directed.
  • Participate in monthly meetings with Management and Partners.
  • Contributes in a positive, collaborative way to the building management team.
  • Perform other duties as assigned by the Chief Engineer.

QUALIFICATIONS

  • Minimum of 5 years related experience.
  • Driver’s license and personal vehicle required for travel around the portfolio.
  • Universal CFC license preferred.
  • Degree or certificate from engineering or technical school preferred.
  • Experience with Microsoft Office and work order systems (Building Engines, Yardi Facility Manager) a plus.
  • Skill in diagnostics and repair of all HVAC, electrical, and plumbing equipment and systems.
  • Strong work ethic and positive attitude.
  • Ability to work proactively and independently.
  • Ability to collaborate and communicate in both spoken and written word effectively with vendors/contractors, supervisors, colleagues, owners, and all other stakeholders.
  • Proficiency in reading and interpreting drawings, schematics, and wiring diagrams.
  • Must be able to lift 50 pounds, work in small spaces and at heights from ladders, scaffolding, etc.

This position requires availability after-hours, including weekends, for emergency calls.

Job Title: Office Manager

Job Summary: 

An Office Manager creates and maintains organization throughout the office and between the various departments within the organization. Responsible for maintaining documents both historical and current. The Office Manager is involved in all aspects of the daily office operations, lending support to all departments.

RESPONSIBILITIES: 

  • Office Management
    • Maintains office services by organizing office operations and procedures; controlling correspondence; designing filing systems; reviewing and approving supply requisitions; assigning and monitoring office functions.
    • Manage presentation of office space, answering incoming call, and assume other receptionist duties as required
    • Provides historical reference by defining procedures for retention, protection, retrieval, transfer, and disposal of records.
    • Maintains office efficiency by planning and implementing office systems, layouts, and equipment procurement.
    • Organizes team and client functions, such as lunches, dinners, and events
    • Responsible for all mail services, incoming and outgoing, FedEx, UPS, etc.
  • Marketing
    • Coordinates and maintains information for the website.
    • Creates and maintains a social media presence.
    • Creates press releases when needed.
    • Works with other Teams to create a Jumbo marketing brand.
  • Asset Management
    • Supports the Asset management team when needed.
    • Organization of hard and soft Tenant files.
    • Responsible for coordinating the execution of leasing documents; including putting together leasing packages and obtaining all required signatures in a timely manner.

REQUIRED QUALIFICATIONS:

  • Bachelor’s Degree Required
  • Proficient in Microsoft Office, Excel
  • Strong organizational and communication skills, strong work ethic, ability to work independently.
  • Attention to detail
