Manage assigned portfolio as a Property Manager (see PM Job Description)
Reviews and assists junior PM's in the annual operating and capital expense budgets throughout the portfolio.
Reviews and approves all service agreements throughout the portfolio
Adhere to each PMAs guidelines for service agreement approvals, operating budget deadlines, property staffing, etc.
Prepares annual management plan including staffing budget, performance-based compensation; update staffing plans as needed.
Create/hire and implement staffing plan for portfolio.
Train new hires on Jumbo operations and systems (Yardi, Avid, Concur, etc.). Develops a training program for both new hires and existing staff (lunch n learns or BOMA/NAOIP class opportunities).
Effectively convey to staff the Company's organizational strategies, goals and objectives to ensure efficient operations of department and company policies and procedures
Work in conjunction with Manager of Engineering to ensure overall departmental goals are met. Provide support on, and reviews, quarterly financial reports with Property Managers. Leads team in Yardi related items, aka the specialist in Yardi, and can therefore train team mates as seen fit. Liaison between property managers and accounting.
Support Risk Management and Insurance demands throughout portfolio, as needed.
Supervise property management side of acquisition and disposition with Property Manager assigned to building.
Supports Property Managers in the assessment of potential value-added renovations and/or redevelopment.
Assists the Acquisitions Team in reviewing potential properties and assessing their operational needs and budgets.
Assist PMs in creating working relationships with municipalities, ISD, Fire, Board of Health, Planning board, etc. throughout the portfolio.
Foster a harmonious work environment that promotes continuous improvement of all property management functions.
Manage all safety and environmental procedures, specifically hazardous communications program, lockout-tag out programs, operations and maintenance programs and directives.
Attend industry related events on behalf of company to strengthen relationships in the marketplace.
Perform all other duties and projects as assigned by management.
